Zoning Board Reviews Eight Applications, Elects Chairman at Organizational Meeting

At the Livingston Zoning Board of Adjustment meeting on Tuesday, January 25, the Board elected their chairman, vice chairman, and recording secretary. The Board also set its meeting schedule for the year and reviewed eight applications.The meeting was held on Zoom and may be viewed on the Livingston Township, NJ Facebook page.Re-OrganizationDuring the reorganization portion of the meeting, former vice chairman Tony Nardone renominated Jim Hochberg as chairman. Board member Edward Bier seconded the nomination and Hochberg was unanimously elected.“I appreciate the opportunity to serve,” Hochberg said.Nardone nominated board member Lauren Tabak Fass as vice chairman. Alternate board member Laurie Kahn seconded the nomination and Fass was unanimously elected.Fass nominated Bier as recording secretary. Nardone seconded the nomination and Bier was unanimously elected.Richard Vallario will continue to serve as board attorney.The board also approved the 2022 meeting schedule. Meetings will be held on February 24, March 22, April 26, May 24, June 28, July 26, August 23, September 29, October 25, November 17, and December 13. Next year’s organizational meeting will be held on January 24, 2023.Fence Application AdjournedThe application submitted by Daniel Fremed for 225 East Cedar Street was adjourned to the March 22 meeting. The application is requesting a 12 foot side yard fence variance and a 24 foot front yard fence variance.Second Floor AdditionThe next application was submitted by Joseph and Sheila Wendolowski for a second floor addition to 22 Congressional Parkway. The application proposed an 8.7 foot variance to corner lot setback and 3.6 foot variance to the accessory building.There were no public comments and the application was unanimously approved.One-Story Addition and PorchEyal Alon sought approval for a one-story addition and porch at 7 Locust Place. Alon requested a 10.9 foot variance to rear yard setback.There were no public concerns and the application was unanimously approved.Spalding Drive ApplicationThe fourth application was submitted by Tommy Seitawan. The applicant sought approval for an addition, porch, and deck at 13 Spalding Drive. Seitawan requested a 4.53 foot variance to front yard setback, a 4.78 foot variance to side yard setback, 9.05 foot variance to corner lot setback, and a 4.2 percent variance to habitable floor ratio.Board member Kalpesh Kenia said some aspects of the application were confusing.“The only comment that I have is that this is not organized and it’s a little confusing,” Kenia said. “The numbers are everywhere.”The board advised Seitawan to amend his application to include an ...
