Planning Board Will Hear Catering Hub Proposal in March

An application by Remarkable Foods, Inc., which was scheduled to be heard by the Planning Board February 1, has been adjourned, at the request of the applicant, to March 15.As outlined in its notice of hearing, the applicant is seeking preliminary and final site plan approval for a catering hub and distribution center at 576-586 West Mt. Pleasant Avenue. The site consists of two contiguous, currently vacant lots, designated Lots 3 and 4, located west of the Westminster Hotel between Regent Street and Miracle Way. The parcel is located in the C-1 Commercial Industrial District.According to the applicant’s notice of hearing, the plan includes the construction of two buildings on existing concrete pads. Building A will be approximately 9,000 square feet and will house interior charging stalls, employee lockers, single-user restrooms, a sanitation team room, a huddle room, a central office, a conference room, a break area, and common areas. A loading area and ramp is proposed along the building’s northern perimeter. The main entrance is proposed at the building’s southern end. A parking setback variance is requested for Building A, as a ten foot setback between the building and parking is required, and 5.9 feet is proposed.Building B, to be 10,500 square feet in size, will house interior vehicle charging stalls, common restrooms, wash area, and common areas. A loading area and ramp is proposed along the building’s northern perimeter. The main entrance is proposed at the building’s northwest corner.Lot area variances are requested, as 65,000 square feet is required within 325 feet of the front street property line, and Lot 3 will be 48,835 square feet and lot 4, 76,391 square feet. These lots are in existing non-conformity.The two lots will share a common driveway accessed from West Mt. Pleasant Avenue. The applicant proposes vehicle parking and rear delivery truck parking areas. A total of 155 spaces are proposed, including 56 stalls for passenger vehicles and 99 for mobile kitchens (72 on the outside and 27 within the buildings). The passenger vehicles parking spaces will be located between the structures. Mobile kitchen vehicles will be parked within the northern portion of the site and internal to the buildings. The structures will be surrounded by paved areas to the north, east and west.
