Zoning Board Approves Applications

By Jenna SundelThe Livingston Zoning Board of Adjustment approved seven applications at their Thursday, February 24, meeting.The meeting was held on Zoom and may be viewed on the Livingston Township, NJ Facebook page.Amendment to Site PlanThe first application was submitted by Crystal Plaza for an amendment to the preliminary and final site plan at 305-307 West Northfield Road. The applicant sought approval to install a 200 K W emergency generator.Michael Lanzafama, the project’s engineer, said the generator would allow people to evacuate the event venue safely in case of a power outage.“The unit itself can provide power for all the refrigeration equipment within the building, the elevator, provide for the necessary egress lighting, so that in the case of an emergency, when there’s an event going on that could have potentially 100 people, we need to be able to remove them from the building safely and quickly,” Lanzafama said.The applicants also agreed to only test the generator biweekly on weekdays during daylight hours at the Board’s request.There were no public comments and the application was unanimously approved.Construction on Adams CourtXiuqing Liu and Tingyan Zeng sought approval to construct a new home at 146 Adams Court. The applicants requested a 0.6 foot variance to the rear yard setback requirement.Hayk Ekshian, the architect of the project, said the applicants had previously appeared in front of the Board on July 27 for front yard setback, habitable floor ratio, and building coverage variances.Ekshian then explained why they are reappearing in front of the Board, despite being done with the framing of the house.“When my client received the survey for the as-built foundation, it was in the middle of framing the house so she had to finish framing for safety reasons,” Ekshian said.There were no concerns raised by the public and the application was unanimously approved.Construction on Elmwood DriveThe next application was submitted by Leo Jantusch to construct a new home at 64 Elmwood Drive. The application proposed a two foot variance to the left side yard setback and a 7.4 percent variance to the aggregate side yard setback.There were no public comments and the application was unanimously approved.First Floor AdditionThe fourth application was submitted by David and Bonnie Sussman. The applicant sought approval for a first floor addition at 11 Consul Road.
