Planning Board Approves Extension

The Livingston Planning Board met remotely on Thursday, March 3, to hear a request for an extension of a resolution. Also on the agenda was an application, which was adjourned, for a minor subdivision with variances on South Livingston Avenue.Extension of ResolutionKenny Praval received an extension of a final major subdivision approval, granted in March of 2018, for property at 284 West Hobart Gap Road. The original resolution granted preliminary and final site plan approval with bulk variances for the subdivision of a parcel to allow a four-lot subdivision. Action on the project has been delayed due to the pandemic.Praval was granted an extension of one year, through March of 2023.So. Livingston Ave. SubdivisionThe Board was also scheduled to hear an application by George Reinhardt for a minor subdivision of the property located at 423 South Livingston Avenue.The applicant proposes to subdivide the parcel into two lots, demolish the existing improvements, and construct a single-family dwelling on each new lot, to be designated lots 6.01 and 6.02. Variances are being sought for each lot for minimum lot area within 125 feet of the front street right of way; for lot 6.01, a variance of 2,986 square feet is sought, and for lot 6.02, a variance of 3,143 square feet is requested. Setback variances for lot 6.01 include a 20 foot side street setback from Plymouth Drive, where 35 feet is required and 15 feet is proposed; a front yard setback variance from Plymouth Drive, of 25 feet, where 40 feet is required and 15 feet is proposed; and rear yard setback from Plymouth Drive, where 35 feet is required and ten feet is proposed.The matter was adjourned at the request of Michael B. Lavery, the attorney representing Lorraine Weber, who lives next door at 427 South Livingston Avenue. Lavery had sent a letter to the Board requesting a one month adjournment to permit his client additional time to study the application. The Board determined that its calendar is currently too full to reschedule the matter for April but, after some discussion, adjourned the application to its March 15 meeting.Reinhardt’s attorney, Matthew Posado, invited neighbors with concerns or questions to call him before the next hearing.Continue to Meet RemotelyThe Board also briefly discussed the topic of a return to in-person meetings.
